- Kevin, our management company associate, spoke about the budget -- we are 12,000 ahead of budget through November. Most all have paid dues... we are nearing 100%. There have been some noticeable repairs around the neighborhood...painting, trashcans hidden, roof repairs, and other minor repairs. Overall, looking better.
- We have an issue with the pool. There is a crack at the bottom of the pool that must be repaired. The board has looked into Fibertech (fiberglass liner/insert) which will cost us about 31,000. By using this company, we would be guaranteed a 25 year warranty. There are several different ways to try and fund this needed repair. One thought was to not have full time lifeguards which would save us about 19,000 a season. There was mixed opinion about going this route. Another thought was having a special one time assessment of about $55 per resident to help with the cost.
- The ongoing issue with the [pool area] key fobs has been placed in Mr. Powell's lap. He has been looking into why we can't seem to get this system working correctly. The company is telling us we need a new motherboard.
- We have a mole problem in the playground area. This will be reported to our landscaping company. It was also brought up that the landscaping needs some attention as well. This will also be brought up to the company.
Budget Review -- An item by item list was given to all who came which showed exactly where were were in 2014 as well as currently. There were some questions about differences in pool costs (obtaining a pool management company caused adjustments but not necessarily more costs), questions about the discounted management company for first year only (we are actually locked into this discounted rate until 2016). Right now there are 24 houses in the neighborhood who have not paid off dues (although 12 of those 24 are on payment plans). Please note, if you need a payment plan, please contact Ardsley and they will work with you. Ardsley Management Company -- Kevin Schwarz from Ardsley was introduced. He spoke about what Ardsley handles for our neighborhood.Their responsibilities include: Administrative, Financial (helping to build more reserve for us as well as handle collecting dues,sending notices, lowering service contract prices), maintenance (which includes helping enforce the covenants of the neighborhood which will lead to an increase in property values). There was a question and answer session. He encourages anyone who has questions to please contact him personally (317-259-0383 ext. 227). Pool Update -- The pool will be ready to open Memorial Weekend. The hours will remain the same this year 10am-9pm. There will be a charge $1 per guest. All guests must have a West Harbour resident with them at the pool. Swim lessons will be available and private, after hour parties will also continue to be offered for a fee. Please contact the pool management company for information about this (Chelsea 317-804-9124). Questions were addressed regarding the construction at the pool last summer. As of right now, the pool is functional, however, we are working on resolving the aesthetic issues. Please be patient with this process as we are dealing with a lot of variables in this situation. This year's Summer Bash will be on July 17th from 6-10pm!
The WHPOA is under a new management company. Ardsley Management will take over various responsibilities and duties regarding the property, i.e., Receivables, Payables, Collection of Assessments, Title Letter, Filing Liens, Architectural Requests, Covenant Violations. I'm sure most of you have noticed that our pool has been "under construction" for a few weeks. We are in the midst of replacing the coping (the trim around the pool), resurfacing the bottom of the pool and replacing the heater. Due to the poor weather conditions (the rain as well as the lower temps), it has significantly slowed progress and therefore will delay the opening of the pool. Our original opening was scheduled for May 24. Our new scheduled opening will be May 31st, barring any other complications. We know this may cause an inconvenience to your holiday plans and we apologize for this.
