- Kevin, our management company associate, spoke about the budget -- we are 12,000 ahead of budget through November. Most all have paid dues... we are nearing 100%. There have been some noticeable repairs around the neighborhood...painting, trashcans hidden, roof repairs, and other minor repairs. Overall, looking better.
- We have an issue with the pool. There is a crack at the bottom of the pool that must be repaired. The board has looked into Fibertech (fiberglass liner/insert) which will cost us about 31,000. By using this company, we would be guaranteed a 25 year warranty. There are several different ways to try and fund this needed repair. One thought was to not have full time lifeguards which would save us about 19,000 a season. There was mixed opinion about going this route. Another thought was having a special one time assessment of about $55 per resident to help with the cost.
- The ongoing issue with the [pool area] key fobs has been placed in Mr. Powell's lap. He has been looking into why we can't seem to get this system working correctly. The company is telling us we need a new motherboard.
- We have a mole problem in the playground area. This will be reported to our landscaping company. It was also brought up that the landscaping needs some attention as well. This will also be brought up to the company.
Budget Review -- An item by item list was given to all who came which showed exactly where were were in 2014 as well as currently. There were some questions about differences in pool costs (obtaining a pool management company caused adjustments but not necessarily more costs), questions about the discounted management company for first year only (we are actually locked into this discounted rate until 2016). Right now there are 24 houses in the neighborhood who have not paid off dues (although 12 of those 24 are on payment plans). Please note, if you need a payment plan, please contact Ardsley and they will work with you. Ardsley Management Company -- Kevin Schwarz from Ardsley was introduced. He spoke about what Ardsley handles for our neighborhood.Their responsibilities include: Administrative, Financial (helping to build more reserve for us as well as handle collecting dues,sending notices, lowering service contract prices), maintenance (which includes helping enforce the covenants of the neighborhood which will lead to an increase in property values). There was a question and answer session. He encourages anyone who has questions to please contact him personally (317-259-0383 ext. 227). Pool Update -- The pool will be ready to open Memorial Weekend. The hours will remain the same this year 10am-9pm. There will be a charge $1 per guest. All guests must have a West Harbour resident with them at the pool. Swim lessons will be available and private, after hour parties will also continue to be offered for a fee. Please contact the pool management company for information about this (Chelsea 317-804-9124). Questions were addressed regarding the construction at the pool last summer. As of right now, the pool is functional, however, we are working on resolving the aesthetic issues. Please be patient with this process as we are dealing with a lot of variables in this situation. This year's Summer Bash will be on July 17th from 6-10pm!
Budget looking good for this year. A copy of the budget was printed in the April newsletter.
Pool renovations will begin soon - we are putting a new epoxy on the bottom of both pools as well as new coping around the pools. This will begin shortly.
Pool will open for the season on May 24th with the same hours as previous years - 10 am to 9 pm
All lifeguards have been hired. 3 of the 4 guards are returning from last year.

Easter egg hunt with spring clean up was discussed. The hunt will begin at noon on Saturday, April 19 in the Commons area by the pool. Clean up will occur directly after the hunt. It was suggested that there was a lot of trash along the road near the pool area that could be cleaned up. Not much clean up needed in garden beds as everything has been mulched and weeded already.
Summer Bash date not set as of yet (UPDATE: Summer Bash will be Friday, July 18). Something in the works for an event this fall as well. More information to come.
A neighbor in attendance commented on the some of the homes not following the covenants of the neighborhood which allowed for discussions concerning how we all can offer a lending hand to our neighbors to help keep our neighborhood attractive for all.
Our annual meeting will be May 5th at 7 pm at Pizza King. This will be a voting year for board positions.
